Submitting Offer Process:  All offers to include C.A.R. Purchase Contract, Copy of Pre Approval and Earnest Money Deposit. Cash offers to provide Verification of Funds. Pre Approval Process:  Seller will consider FHA, Conventional and Cash offers. Seller(s) understand that your client(s) may already have a lender relationship or already pre approved. Most are. It is mandatory that the buyer is to be pre-approved by one of the certified lenders listed below. Submitting an offer and being Pre-Approved by a seller certified lender can be done simultaneously. Please be advised you will increase the chance of your offer being accepted if your buyer is Pre Approved by one of the seller’s Certified Lenders. All offers are to be submitted with both Lender Pre-Approval letter and Lender DU under writing Approval. Offers submitted without DU under writing Approval will not be considered.  

FHA Financing: Seller will consider FHA financing. If the home has been owned by seller less than 90 days lender may require buyer to obtain 2 appraisals. Seller will not be responsible for the cost of buyers second appraisal.

Property Info: Property was acquired by an investment company and / or Individual as a result of trustee sale foreclosure: therefore it will need to meet the waiver guidelines for FHA financing .

Seller Response Time: All offers will be presented to seller the FIRST Tuesday after the FIRST ACTIVE WEEKEND on MLS and responded to the following day. All offers there after will be presented the following day after received, until an executed contract has been obtained. This doesn’t limit the seller(s) to accept an offer they choose as favorable before this specified time. Seller advises buyer and / or their agent to submit their Highest and Best offer ASAP.

Number of Offers Received: Seller nor Sellers Agents will disclose the number of offers received. Seller advises buyer to write their Highest & Best offer up front. Seller may not choose to counter offer in a multiple offer situation.
